BACKGROUND

In 2013, our Office Management and Leasing Team was contacted by the asset manager of a Fortune 300 company, who was looking to make a change from one of the “national brand” commercial real estate firms for a three story, 22,947 SF professional office building in Downtown Orlando. The client shared that they were being neglected from a leasing perspective and that the current full building tenant had given notice that it was leaving and the current leasing team had no success backfilling the property and was not communicating well with the Ownership.

Additionally, we learned they were being overcharged from a property management perspective. They needed institutional level reporting and communication processes, but a mindset that was more than just “check the box” and wait for the next call to come in.

SUCCESS POINTS

  • FCPG’s Leasing Team backfilled the full building with 3 full floor users within a year (in one of the worst times in the market cycle) and have kept it leased since.

  • FCPG’s Property Management team was able to provide better service, according to the client, for 30% less than what the “national brand” firm was charging.

Our agents complete as many deals as the “national brand” but rather than just have a huge portfolio of listings and waiting for the phone to ring, we narrow our focus and execute quickly until the mission is accomplished, just like a building owner would.
