First Capital Property Group Brokers Sale of St. Cloud Building to Tenant

First Capital Property Group has closed the sale of a 14,200 SF building at 3201 Budinger Ave. in St. Cloud, Florida. The buyers, Blue Heart Therapy and Imagineers Academy, had been leasing the space as tenants, and are now stepping into ownership of the building with the purchase.

FCPG’s Dan Van Nada, CCIM and Ben Kuykendall represented the seller, who had owned the building as the tenants’ landlord. Van Nada and Kuykendall had originally represented the landlord in leasing the space to Blue Heart Therapy and Imagineers Academy, before the owner decided to sell. Manuel Berrios of CapStrata Commercial represented Blue Heart Therapy and Imagineers Academy.

Blue Heart Therapy and Imagineers Academy provide education and behavioral therapy to children in the St. Cloud area.

Because the same parties shifted roles, landlord to seller and tenant to buyer, the transaction called for extra creative problem-solving to reach closing.
