Richardson and King Broker Full Sail University Student Housing Deal in Winter Park

Bryan Richardson and Jesse King of First Capital Property Group helped broker the joint venture between Terian Capital and Full Sail University for a student housing project at 3209 University Blvd in Winter Park, FL.

The 13.14-acre site sits directly across the street from Full Sail’s campus. Phase 1 calls for a five-story building with 182 units and 580 beds, with a unit mix of 15 one-bedroom, 29 two-bedroom, 45 three-bedroom, and 93 four-bedroom units.

Planned amenities include a central courtyard with an outdoor pool, lounge space, and a nearly 15,000-square-foot clubhouse. Orange County commissioners approved the Phase 1 development plan in May 2025, with construction set to begin this fall.

The full site is approved for up to 2,400 beds across three phases. A pedestrian bridge over University Boulevard will connect the housing to Full Sail’s main campus. Full Sail University owns the property; Terian Capital will operate the community once complete.

Full Sail, which does not currently offer on-campus student housing, awards bachelor’s and master’s degrees in audio, design, computer animation, and business administration.
