Q&A: FREQUENTLY ASKED QUESTIONS

A: The office building are block with wood trusses. The retail buildings will use block and steel trusses.

A: Schmid Construction, headquartered out of Winter Garden, will be doing the site work and construction of the buildings.

A: Division 01 General Conditions: All project management, general conditions, and profit is included in this scope of work. Architectural design with permit drawings is included. The design including all engineering is included. This contract does not include all transportation, water, sewer, police and fire impact fees. These fees will be paid directly to the City of Winter Garden by the building Buyer.

Division 03 Concrete: Includes all of the concrete foundations and poured masonry cells for the structure of the building. The interior slab is not included in this scope of work and will be included with the tenant improvements. The interior will be left with a dirt floor graded 4” below the designed finished floor elevation. All concrete will be 3,000 psi unless noted otherwise in the final structural drawings.

Division 04 Masonry: The exterior walls are all 8” CMU with vertical and horizontal poured cells as designed by the structural engineer. The CMU will be at a height of 11’0” above finish floor for truss bearing height.

Division 06 Carpentry: The roof system will be a wood engineered truss system with 5/8” plywood and peel and stick roof underlayment. The interior walls are not included. The shell will be delivered with bear CMU walls. All furring and framing are not included in this scope of work.

Division 07 Thermal Protection: The roof is included as a 30-year architectural shingle roof system over a peel and stick roof underlayment. The fascia and soffits are included as prefinished aluminum with matching gutters and downspouts.

Division 08 Doors and Windows: Exit doors are included and will be hollow metal doors with a lever handset and deadbolts per the Exhibit C. Exterior windows are included as PGT or MI insulated Low-E windows with a white, bronze or black finish. The exterior entry/exit doors are YKK YES 45 Low-E storefront or equal with a white, bronze or black finish. There are storefront doors included with the shell building per Exhibit C.

Division 09 Finishes: All interior finishes are not included in this scope of work. The exterior of the building will be masonry veneer and cement board siding as indicated in the concept drawings.

Division 10 Specialties: The exterior building signage is not included in this contract is the responsibility of the Buyer.

Division 15 Mechanical: Fire protection is not included throughout as it is not required by code. Water and sewer lines will be stubbed inside the building shell. The sewer and water lines will be turned up and capped immediately inside the building from the point of connections. All plumbing will be CPVC water lines and PVC waste lines. HVAC is not included in this scope of work.

Division 16: The scope of work will include the main electrical feed and a trough wireway for future interior improvements. The scope of work includes two 3” conduits run from the main trough wireway at the service location on the building into interior building space on the back wall to install their future panel and future electrical disconnect. The scope of work does include a 100 AMP house panel with all exterior lighting run from the house panel.

A: The project is scheduled to be completed on November 11, 2024. Refer to the chart above for a complete list of the dates.

A: Yes. Each building will have façade signage facing Stoneybrook West Parkway or Windermere Road. In addition, each building will have monument signage.
A: The buyer will close on the Land portion first and enter into a construction agreement with Schmid Construction or the shell building.

A: The buyer can utilize any general contractor of their choice for the interior buildout.

A: Yes. Please feel free to request the association documents.

A: The association allows for general retail, medical or professional office use within the development.

Stoneybrook Exchange is located just up the street from Winter Garden Village, the dominant power center of the Western Orlando Retail Market, with over 1.1 million square feet of retail and restaurant users. The development is situated along SR429 / Western Expressway (50,000 AADT) for additional highway visibility and market presence. Stoneybrook Exchange features 1,600 ft of frontage on either side of roundabout with access on both Stoneybrook West Parkway and Windermere Road. Within a 10 minute drive time, there are 708 retail businesses and 226 food and drink businesses.

Toll Road 429 is less than 2 minutes north, with HWY 50 / West Colonial Road, Florida Turnpike and I-4 all accessible in less than 15 minutes.
